Fire Safety (England) Regulations 2022 – Are you affected?

The Fire Safety (England) Regulations 2022 came into force on 23rd January 2023 for all multi-occupied residential buildings (with two or more sets of domestic premises). The regulations are intended to improve fire safety in these buildings and to reduce the risk of fire and injury to occupants.
Are you affected?
The new regulations affect most residential buildings in England, introducing new legal requirements which can be enforced if not complied with. This includes blocks of flats and HMO (Houses of Multiple Occupation).
All residential buildings with 2 or more domestic premises must:
Provide information to residents regarding fire safety procedures and fire doors
Residential buildings above 11m in height must:
Carry out quarterly checks on fire doors in common areas
Carry out annual checks on flat front doors
In addition to the above, residential buildings above 18m in height must also:
Provide a secure premises information box
Assess the design and materials of external walls
Provide electronic floor and buildings plans including key fire safety equipment
Install wayfinding signage to clearly identify floor and flat numbers
